Ottawa Real Estate Market Update – July 2025

In a province full of shifting markets and mixed signals, Ottawa continues to stand out as one of the most balanced and buyer friendly cities in Canada. July 2025 revealed some important clues about where we are now and where we may be headed in the second half of the year.

Here’s your quick but powerful breakdown of what’s really happening behind the numbers.


📊 Market Snapshot – July 2025

  • 🏠 Homes Sold: 1,318 → ⬆️ 4.9% YOY

  • 💰 Average Sale Price: $695,209 → ⬆️ 2.2% YOY

  • 📅 YTD Average Price: $702,840 → ⬆️ 3.0%

  • 🆕 New Listings: 2,549 → ⬆️ 11.7%

  • 📦 Months of Inventory: 3.2 → Balanced conditions

  • 💸 Total Sales Volume: $920M → ⬆️ 7.2% YOY


🔍 What It Means : Stability That’s Working for Everyone so far

While markets like Toronto and Hamilton are seeing price drops and slowed sales, Ottawa is experiencing something rare: a stable, active market with healthy growth and opportunity on both sides.

✔️ Sellers are still getting solid prices — especially if their homes are priced right and show well.
✔️ Buyers have more choice and breathing room, with inventory up and time to make educated decisions. Buying with conditions and saving money 

This is what a balanced market looks like — and it’s been years since we’ve had one. 


📈 Price Performance by Property Type

  • Single-Family Homes: $704,800 → ⬆️ 2.0%

  • Townhomes: $468,000 → ⬆️ 8.3%

  • Condos: $411,900 → ⬇️ 1.6%

Townhomes are clearly the hottest ticket right now, as buyers seek affordability without sacrificing space. Meanwhile, the downtown condo market is cooling slightly as usual, presenting a great opportunity for first-time buyers and investors as their is some good deals on the market right now. 


👀 What I’m Seeing on the Ground

I’m talking to buyers who paused during peak rates — and are now jumping back in, feeling confident again but are taking their time to look around and they want deals . Rates are not that bad and recently we saw some competitive rates come out at 3.69% to 3.99% from some mortgage brokers which might entice some buyers to come out and make a move.   I'm also seeing sellers who understand that pricing strategically and preparing their homes properly is making all the difference to stand out in a competitive selling market ( every area and type of product has different levels of competition).  

This isn’t a race anymore. It’s a chess game and that works in everyone’s favor...for now. Sellers can still sell and get a decent value if priced right and buyers have lots of options to choose from and can save some money and buy with conditions making it a more comfortable purchase. 


🔮 Where Are We Headed in Ottawa?

The numbers and the conversations are pointing toward continued balance into the fall market in Ottawa but slightly more favouring buyers. Mortgage rates remain stable, inventory is expected to stay elevated, and prices will likely continue to either grow very slowly or none at all which is what a normal Ottawa market looks like. We typically only see 2 -5% increase in growth for values in a normal market.  We do have some scare of what is going to happen with economy and jobs with announcements of government job losses coming which can affect us as a big government town but so far we have not seen that affect as of yet .  Inventory is up 25% higher then last year same time and this is going to continue to rise unfortunately as we are coming onto slower economy and a time people need to refinance at higher rates and might not qualify. Please seek a great mortgage broker ahead of time to plan and if you need a recommendation please let us know
